Understanding your obligations as a Nevada landlord

If you are a landlord in Nevada, you know there are many obligations you have to your tenants. What do you have to do?

Landlords have the obligation to keep the conditions of the rented property habitable. In addition to only renting property that is safe for any person who lives in the space, landlords must do the following things:

  • You usually have to make repairs related to the plumbing or heating and air system within 24 hours.
  • You can make repairs that are not necessarily immediate or of an emergency nature within 48 hours.
  • If you need to enter the rented property for repairs or another reason, you have to provide the tenant with an appropriate amount of notice, unless it is an emergency.

If you do not make repairs within a timely manner, your tenant may have certain rights, such as securing an outside party to make repairs. If the issues that need attention are actually in violation of local ordinances or health codes, the tenant may contact the authorities without your knowledge.
